Buenos días:

No consigo encontrar un equivalente para "suelo urbanizable no programado". Para "suelo urbanizable" he encontrado varias opciones, por ejemplo: "buildable land", pero para "no programado" no consigo encontrar nada.

en respuesta a tu mensaje Gracias por tu mensaje. No hice referencia a una "zona" sino a un verbo "to zone", que es "calificar" según las normas en vigor o un plan gubermental. Lo que se puede construir está restringido por su calificación de uso . No sé si esta entrada en inglés te podría explicar mejor: zoning: Legislative method of controlling land use by regulating considerations such as the type of buildings that may be erected and population density. German and Swedish cities first applied zoning regulations in the late 19th century to address the problems of urban congestion and building height. The earliest U.S. zoning ordinances, which date from the beginning of the 20th century, were motivated by the need to regulate the location of commercial and industrial activities. Modern zoning regulations divide land use into three types: residential, commercial, and industrial. Within each designation, more specific aspects of development (e.g., building proximity, height, and type) are also determined.

This looks like too literal a translation but it seems to be a term which is in use and has quite a specific meaning - see reference below from Michie´s Legal Resources:

(a) Programmed urbanizable land Shall be constituted by land which can be urbanized according to the territorial plan in a foreseeable period of four (4) years after the date of effectiveness of the plan. This programmed urbanizable land requires an extension program.

(b) Non-programmed urbanizable land Shall be constituted by land which can be urbanized according to the territorial plan in a foreseeable period of between four (4) and eight (8) years after the date of effectiveness of the plan. The conversion of non-programmed urbanizable into programmed urbanizable land shall require that the programmed urbanizable land contain an approved extension plan and the imminent development of the programmed urbanizable land, and that at least half (1/2) of that land have preliminary or construction designs already approved. Any conversion of non-programmed urbanizable land into programmed urbanizable land shall require the drafting of an extension program and the revision of the land classification plan of the territorial plan.

El suelo urbanizable no programado queda definido como aquel que el Plan General destina a ser base del futuro crecimiento urbano, aunque no se fija una programación temporal concreta.

Gracias Jenni. He estado indagando en tu propuesta y creo que no hace referencia exactamente a lo mismo que se dice en la frase en español. El suelo urbanizable no programado es aquel en el que se puede urbanizar, pero que aún no se piensa hacer según lo publicado en el Plan General. Sin embargo, por tu propuesta entiendo que es una zona simplemente que aún está sin explotar. Corrígeme, por favor, si me equivoco.

Unplanned building land

You could change it to "not planned" depending on the wording of the rest of the phrase.

Depending on what type of buildings may be built on the land you could also change "building" to residential, industrial etc. (this would be my preference but without more contextual information it's difficult).

Chris, de verdad, no me gusta mucho la palabra "unplanned" (aunque existe y creo que es la más adecuada en el contexto dado), por eso puse la opción de usar "not planned" dentro de una frase. Creo que sin más información, no se puede crear una traducción más precisa.

¿Nos puedes dar la frase entera o el contexto de la frase?

Muchas gracias Kevin, pero he estado comprobando esta opción y no aparece ninguna entrada en google... Es un poco raro, quizás haya otra opción, pero ya no se como buscarla...
Kevin, siento no aportar algo de contexto pero creo que la frase no aporta gran cosa. De todo modos aquí te dejo la frase completa: "Colaboración en Plan Parcial: Estudio previo de planeamiento del suelo urbanizable no programado del Cortijo San Bernabé, Algeciras."

I would suggest this option. I don't like the word 'urbanisable' - it just doesn't sound natural in English. "Developable" on the other hand does seem to be used by native speakers on English in the UK and the USA.
