The valuations performed for end of lease cannot be performed properly without a review of the lease document.
The point is that leasing is a contracting endeavor and the specific terms and definitions are quite specific.
If any of the conditions set forth in the agreement are not complied with or adhered to, there is an event of default occurring.
This then creates a whole new set of problems and possible valuation issues.
An example could be the terms of the lease may allow one to assume average condition but if there is a default the value may need to show damage or value before and after or some other requests.
Assumptions on a purchase option may go away and realism may take its’ place.
Highly recommend to have a copy of the Master Lease as an appendix as part of the report not only as a reference to the scope of work but in reference to what all was considered in determining the value of the asset.
